We are thrilled to introduce The Coastal Abode, an exceptional double-storey holiday home that offers the perfect retreat for your family and friends.
This wonderful home is located less than a km from the beach and is within walking distance of shops, cafes, restaurants, and the jetty. The house has been thoughtfully furnished with modern decor to ensure a comfortable stay.
THE SPACE
Enter through a gracefully sunlit hallway, offering immediate access to the garage on one side and a cozy sitting room, complete with an array of board games, on the other.
The natural light floods the kitchen, living area, and dining room, creating a serene, open-plan oasis that serves as the central hub of the home. Every detail has been considered to ensure your every need is met. The kitchen and pantry are thoughtfully equipped to cater to your every culinary desire.
Step out from the living area onto a covered BBQ and lounge area, leading to a charming backyard complete with a fire pit (please bring your own firewood for a cozy evening under the stars).
Step outside from the living area to an undercover BBQ and sitting area with access to a backyard and a fire pit (BYO firewood).
For your convenience, a well-appointed laundry area with a washer/dryer combo is readily available for your use.
Venture upstairs to discover four beautifully adorned bedrooms, each thoughtfully designed to provide a peaceful retreat during your stay. Full linen and towels are provided for your stay.
On this upper level, you'll also find two meticulously appointed bathrooms, one of which is an ensuite, accompanied by a separate toilet.

The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

OTHER DETAILS TO NOTE
All guests must abide by the terms and conditions below:
1. ACCEPTANCE AND RESPONSIBILITY
Payment of the deposit constitutes acceptance of these terms and conditions.
2. CHECK-IN / OUT
Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code.
3. SECURITY BOND
A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc.
4. PARTIES AND FUNCTIONS
Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located on a residential street. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday nights. Disobeying these rules may result in potentially losing your bond and being evicted from the property.
5. PETS
ONLY small pets are permitted, up to 5-10kg.
6. LINEN AND TOWELS
All linen and towels are provided for your stay
Lost or damaged linen/towels may incur costs.
7. PROBLEMS OR COMPLAINTS
If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend to the home to investigate the complaint. If this were to occur, then guests will be charged up to $300.
Any complaint, which cannot be resolved locally, must be notified in writing to management before departure from the property.
We recommend all guests purchase travel insurance since management is not responsible for any injuries, illnesses or accidents that may occur while staying at our property.
8. YOUR OTHER RESPONSIBILITIES
You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours.
You are responsible for damage, breakage, and loss during your stay, please notify us.
Only the guests who agreed to the booking may stay on the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund.
Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip.
Extra cleaning charges may be incurred for cleaning dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card.
All furniture and furnishings must be left in the position they were in when you arrived.
The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay.
You are responsible for the safekeeping of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100.
Smoking is not permitted in the house.

ADDITIONAL RULES
Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests.
Booking reservations can only be confirmed once the verification process has been successfully completed.
