Welcome to this Tucson Oasis! Where you have scenic views, a heated pool, outdoor games, spa and resort life outdoor living. Enjoy the city or stay at your getaway resort. We should have everything you would need for you to enjoy with friends and family!
This property is nestled in the mountains but not too far away from the city to enjoy what Tucson has to offer.

✍️ Guest MUST provide a security deposit of $250 and matching driver license ID (if profile has zero reviews, bad reviews, is local, and/or one night stay).
- Pool is heated $50 per night.
- Spa area is heated same temp as the pool of you pay for it.
** The city is very strict on this and if you have any other unauthorized persons, over max occupancy or more than 2 cars you are subject to forfeit your entire reservation.
** Cars may only be parked in the actual driveway and/or 1 car fits in the garage. NO STREET PARKING ALLOWED.
** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here and the exchange of a tank is about $14. Firewood for the firepit falls under the same guidelines.

- In compliance to City and State regulations and to maintain the integrity of the neighborhood we do NOT allow any large gatherings or Parties. (Any unauthorized/unregistered vehicles or guests equates to immediate eviction with no refund of stay and complete banning from booking channel where they completed reservation. (see house rules for more information)
- User of Security Cameras, Noise aware sensors and valid neighbor noise complaints can be used against the booking individual and will lead to immediate eviction with NO REFUND and would be banned from Channel where booking was made.
- Guests must provide names for all guests staying and visiting the property.

- The spa will be the same temperature as the pool if heated. This is why it's not listed as an amenity. (It's a separate area that might be slightly warmer than the pool due to being a smaller area).
- Example: IF you DO NOT pay for heating, the pool and spa temperature will be relying on the outside temperature.
- If you'd like to pay for heating, there is a charge of $50 per day and this is sent via the resolution center prior to your stay.
- Pool Heating Pricing: remember this is not a hot tub; it will not be steaming, it's just heated to a max of 85 degrees. $50 per day = 85 degrees.
- Spa area is heated same temp as the pool if you pay for it.
- MUST let us know 72 hours prior to your stay if you'd like to heat the pool as it takes time to reach desired temperature.
- By booking, you agree to pay $100 fee if guests haven't checked out the property by 11:30 AM. ($50 additional for each half an hour thereafter).
- We will accept 1 dog maximum with a pet fee of $200 one time. This must be paid up front. You must bring a kennel to place the dog so that the pup is not roaming freely while you are gone. This is to minimize damage to furniture. Guests must clean and pick up after your pet. (The fee isn't an additional cleaning fee so the property should be left as if there were no pets there). Any unauthorized/unapproved pets at the home, you agree to pay a minimum $500 fee + any additional cleaning fees (double the original cleaning fee).
- By booking, you agree that at any time a house rule is broken the reservation is forfeited and there is no refund.
- If you're local, we require a message to host prior to instant booking.
- If any House Rules are BROKEN, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported part, more than 8 guests at property, unauthorized guest, additional vehicles that were communicated prior).
- NO smoking inside the property or within 15 feet of any windows or doors. This impacts future guests' stays and there's a fine of $750. (Person that books agrees to this minimum fee).

- If you have zero reviews and/or a new profile, we may require a copy of your Driver's license prior to your stay. This is for the security of our property and our neighbors.
- No earlier/later check-in/out. Although we try to always accommodate our guests' requests, we will not be able to guarantee any flexibility of check-in/out times other than the ones already established in our house rules. (Check-in at 4:00 PM; Check-out at 10:00 AM). No exceptions. We have to respect the schedule of our cleaning crew and how it impacts our other guests.

- Please DO NOT access the roof. This is off limits. There may be a ladder but this is for authorized personnel and service tech. If someone access reservation would be terminated with no refund.
- If there are any additional guests above the total occupancy of the reservation or the agreed amount there will be a fee of $100 per person as well as the reservation being terminated due to broken house rule. This is due to city regulation of short term rentals and large gatherings/parties.
- Please bag up your trash and place it in the bins outside. We usually leave enough trash bags but if for any reason you need more, please send us a receipt and we don't mind refunding you for it.
- We all like to have a good time BUT there are NO parties allowed or large gatherings due to AZ State Law (Bill 1350).
- Tucson is very strict on this, and if you have any other unauthorized persons that's not on your reservation or have prior approval there will be a $750 fine charged to the person that made the booking and you forfeit the entire reservation.
- Having more than 3 cars at the property or any # of guests above the approved # of the reservation counts as a party. (Neighbor complaints and/or ring video surveillance can be used to determine it.)
- Maximum occupancy is 8 guests. If there are more than 8 people at any time, a valid & verified noise complaint or more than 3 vehicles at any time you agree to forfeit the reservation (no refund) along with immediate eviction.
- We follow and abide by all rules by the city of Tucson, state of Arizona and Booking Channel and do NOT allow any Large Gatherings or Parties to maintain the integrity of the neighborhood and respect the families around us.
- Quiet hours are at 9:00 PM. Have fun, but please don't make loud noise as there could be a noise fee of $250 if neighbors complain. I'll do my best to communicate with you if this is the case .
- We have a Ring Doorbell camera for the front door and gate entry. (We don't monitor the cameras regularly, but we have them for liability purposes and to monitor for improper parking of vehicles.)
- Cars may only be parked in the actual driveway and/or 1 car fits in the garage. NO STREET PARKING ALLOWED.
- If this is a LOCAL STAY, we can not accept instant booking (please reach via message and answer pre-booking messages).
- We provide a "Starter Pack" of coffee, waters, toilet paper, paper towels and some snacks. There is a grocery store nearby for anything else you may need.
✅ Pest Control comes every 3rd or 4th Thursday of the month to spray outside and Inside of the unit. They will knock on the door to say if it's ok to do the interior.
- USE OF POOL: The property is not staffed. The guest is responsible for their own safety. Owners and management are not responsible for any accidents or injuries.
