San Jose is waiting for you at this 3-bedroom/2 bath house. A stylish, comfortable and large home features a king bed, queen bed, and two separate bunk beds. It’s perfect for a variety of guests from families to business travelers. You will enjoy amenities like a large backyard with fire pit, BBQ, and all the necessary amenities inside including a well stocked kitchen (no dishwasher), separate dining room, 55” TV, AC, WiFi, Netflix, Apple TV, a washer/dryer. Your stay will be both welcoming and peaceful. Two full bathrooms one with a offer a bathtub/shower combo and a full bath with shower. All essentials stocked, shampoo, conditioner, body wash, etc. This home will help you experience everything San Jose has to offer and make your stay memorable and enjoyable!

★NO PARTIES/EVENTS/GATHERINGS★
Airbnb/Host do not allow parties, gatherings, events, etc. Strict no party / loud music rule. $1000 fee and cancellation of stay without a refund if there is a disturbance or if police are called.
★Quiet Hours - No loud music from 10pm-7am ★
★ Issues - guests must report any issues/concerns to host within 24 hours.
★2-Family maximum and 8 guest max★ All guests must be registered with full legal names with host within 24-hrs of booking.
★No extra / overnight guests permitted after 10pm (having more guests than stated in your reservation will incur an additional $50 per person per night, or cancellation of your reservation). Visitors staying after hours will be considered a guest and charged extra. Maximum number of guests allowed is 8.
★No 3rd party bookings and minimum 30 years age requirement to book home (i.e you cannot book for someone else if you are not staying at the property)
★It is recommended that adults do not sleep on top bunkbeds. There is a weight capacity on the beds.
★Underage children (under 18 yrs) not allowed to be left alone without parent or adult over 25-yrs present
★Cleaning Fee★
Cleaning fee $175 is for 4 people, including children. If there are more guests then there is an additional fee of $100.
★No hair dye allowed. Guests will be responsible for any damage or replacement of items.
★ Please use black make up removal towels or moisturized towelettes under bathroom sink
★No smoking of any kind, vaping, e-cigarettes in the house or anywhere on the premises. $1300 remediations cleaning fee to deep clean, scrub walls, and treat air if any smoke is detected. ($1/ SQ Ft)
★ Luggage Policy- we do not offer early drop off of luggage if it is before your reservation time.
★Do not take dining room chairs outside.
★ Fire Pit - please do not use during high winds/gusts.
★Damage Liability to house-- Guest is responsible for damage, destruction, theft, expense or replacement to the property or house and agrees to pay such damages/expenses caused by guests, their visitors, whether accidental or intentional -- Host reserves right and discretion to request cost of damages and the Guest agrees to pay such costs upon request. We photograph the property & household inventory before and after to ensure there' s no damage and each item is accounted for
★No glass permitted in the backyard. For the safety of guests, children and pets, we do not allow any glassware or glass serve-ware in the backyard. Kitchen equipped with plenty of melamine or plastic glasses, plates, serve-ware to enjoy your experience outside.
★For the safety of children, all cleaning supplies and chemicals are placed on top shelf next to the washer/dryer instead of under the kitchen sink. Please do NOT place any chemicals or cleaning supplies under the sink.
★Please leave the space in same condition as you found it in. -- Trash must be taken out of the space and properly discarded.
★Do not make the beds or strip sheets slept in. Please leave used towels in the tub/shower stall or washroom
★No confetti, tape, glue, nails, screws, staples, or penetrating items should be used on the walls.
★Guests may not tamper with, unplug or turn off WIFI or cameras.
★PETS★
$100 per pet per stay, whether your own or your guests/visitors. Kindly ask your visitors not to bring their pets, otherwise you will incur this added cleaning fee.

- Must show proof of vaccines prior to or at booking
- NOT permitted to be left alone or unattended,
- NOT allowed on furniture or beds.
- If not potty-trained, guests must keep large dogs outside or small ones in a crate or playpen to prevent accidents.
- No Dangerous breeds, no exceptions. Even if you pet is not listed as a dangerous breed, do not bring your pet if it has any past aggressive behavior against people/pets, You will be asked to leave if you bring a pet from this list & includes, but not limited to the following.

★Home is near park, train track, and neighboring dogs/cats. There are water bugs outside so please keep doors closed. Train travels different times.
