Villa Vespina is a lakefront property located 10 kilometers north of Menaggio, on the northwest shore of Lake Como. The house is located in a unique setting and provides direct access to the beach. The property includes private parking, a heated swimming pool (heated in winter), a panoramic sun patio, and a large private garden directly overlooking the lake promenade and the beach.
The villa can accommodate 12 (+ 2) people in six double bedrooms with six private ensuite bathrooms, all equipped with air conditioning. The villa also offers an additional staff bedroom with dedicated bathroom, a large and sunny living room, and a dining room with an antique wooden table for up to 18 people. Finished in 2019, Villa Vespina\'s spacious interior makes this the ideal holiday home for large parties. The overall property is about 2500 sqm, and consists of two floors (each around 250 sqm) and a basement (200 sqm). The interior details are noteworthy; on the ground floor the flooring is crafted with antique Lombard cotto tiles, while the stairs and the flooring on the first floor are made in chestnut wooden, aged for 20 years before being treated and placed. In addition, the windows are all soundproofed to ensure a peaceful night\'s sleep for guests.
Villa Vespina is next door to Villa David. So, the 2 properties can be rented together for groups of up to 24 people.
GROUND FLOOR: Offers a large and sunny living room with comfortable sofas, Satellite TV, DVD, Wi-Fi, and CD player. Near the spacious living room, there’s another sitting room featuring lake views and a magnificent functioning grand piano. This floor also features a modern and fully-equipped kitchen (2 ovens, one blast chiller, 2 dishwashers, a large fridge with freezer, wide kitchen island), and a large dining room with a wooden table for up to 18 guests. At the back of the kitchen there is also a staff bedroom for 2 extra people, with a dedicated bathroom (no AC). Finally, on this floor is a double bedroom with ensuite bathroom with shower. This bedroom is accessible to guests with motor difficulties.
BASEMENT: From the spacious entrance at the back of the villa guests have access to the stairs. Down a few steps is the laundry room (20 sqm), equipped with washing machine, dryer, and a large sink.
FIRST FLOOR: At the top of the stairs is a sitting room with terrace and beyond are five double bedrooms with ensuite bathrooms and AC. All the beds can be made into 2 twin beds upon request.
OUTDOORS: The property is situated on the shore of the lake, a few meters from the beach (public beach). In the large private garden is a swimming pool, heated from the second week of May till the third week of September; during the other seasons, it can be heated (upon request at additional cost). Behind the house is a private parking area. The village (with a variety of shops) is about 600 meters from the property.
*Please note: A pedestrian path runs along the shore between the lake and the property. For this reason, privacy outside could be limited (especially during July and August). The lakefront has public access, therefore, this is not an isolated property.

Lake Como, and in particular the northern zone of the lake, is renowned in all of Europe as an excellent sailing area - this is the most windy area of the lake and the most unspoiled; the Breva, a temperate breeze of the Lake of Como, blows during the afternoons, guaranteeing enjoyment for sailing, windsurfing or kitesurfing. The area offers numerous alpine destinations and several trekking and mountain bike trails.
Shopping: The main factory outlet shops (Armani, Fox town, Ferragamo, Versace, Etro, Gucci, Mantero, Lario) are within 10-30 minutes from Como.
